🔔 Project Award Announcement | Ingress Park, Greenhithe 🔔
We are pleased to announce that R J O’Neill has been appointed by Crest Nicholson plc to deliver the Phase 1 external wall remediation works at Ingress Park, a modern residential development situated on the banks of the River Thames in Greenhithe.
Following a series of specialist fire-safety investigations, a programme of targeted remediation works has been commissioned to address defects within several external wall systems and to enhance overall compliance across the estate.
Our initial appointment covers Oarsman House and Darbyshire House, two residential apartment blocks ranging between 7–9 storeys in height, with a second phase of works to the remaining blocks to follow.
📅 Programme Update
Scaffolding installation to both Oarsman House and Darbyshire House commenced in December 2025, with remediation works scheduled to begin in mid-January 2026, once the scaffold installation has sufficiently progressed.
The works will be delivered across a fully occupied development, with residents and leaseholders remaining in situ throughout the 12-month programme. To minimise disruption, internal condition surveys are being coordinated via our digital QR-code booking system, allowing residents to select convenient appointment times.
Scope of Works – Oarsman & Darbyshire House:

✔️ Installation of new insulation and A2-rated render system
✔️ Installation of cavity barriers within curtain walling systems
✔️ Installation of cavity barriers behind the external brick skin
✔️ Replacement of balcony decking throughout

Lovelace House Delivered Early
📢 Raising the Bar on Building Safety:
Located in the heart of Ealing, West London, Lovelace House is a 137-unit residential development built in 2007. Following an extensive external survey, Crest Nicholson plc engaged with R J O’Neill Property Services Limited to undertake a major programme of life-safety remediation works to bring the building in line with the latest fire safety standards. Starting in September 2024, the project has successfully delivered ahead of programme, with all works finalised at the end of October 2025.
The scope included the full removal of the original EPS render system, structural repairs such as the replacement of brick shelf angles, and the installation of a new A2-rated external wall system incorporating updated fire-resistant components and cavity barriers.
Significant internal safety upgrades were also completed as part of the contract. All communal fire doors and individual flat entrance doors were replaced, supported by a resident-friendly QR code booking system. Multiple new AOV louvres and roof domes were installed throughout the building, and a new MAOV system was introduced across the lower ground, ground and mezzanine levels, complete with new ductwork and ventilation grilles serving both the car park and residential corridors.
As structural and fire safety upgrades were carried out with the residents remaining in place, a clear communication and liaison strategy was implemented to minimise disruption.
This project represents a substantial investment in long-term safety, resilience and resident assurance, setting a strong benchmark for responsible and compliant building management across the residential sector.

New Contract with Accent Group
R J O’Neill is proud to have signed contracts with Accent Group Ltd to carry out the replacement of hardwood windows and doors at two of their residential estates: The Cloisters in St Ives and Pierson Court in March, Cambridgeshire.
The works will be delivered across 34 dwellings, improving energy efficiency, comfort, and long-term performance for all residents.
We are looking forward to working with Accent Housing to deliver high-quality results that make a real difference in people’s homes.
The Gates Show Home
We are delighted to share some recent photographs of our completed show home at The Gates, Houghton Regis for Settle. The Gates development is located in a beautiful countryside location on the outskirts of Houghton Regis, consisting of 119 affordable homes (45 for affordable rent and 74 for shared ownership). The completed scheme will provide 97 houses, 18 flats and 4 duplex flats.
With the show home reflecting the standards of finish achieved, we look forward to sharing more progress updates of the wider site as we move towards project completion later this year.

Westworks DPS Approval
We are delighted to have been accepted onto the Westworks DPS for the supply and installation of windows and doors.
Westworks are a not-for-profit organisation that offer cost and efficiency savings for the public sector by utilising a compliant route to market via their Dynamic Purchasing Systems (DPS). The systems are accessed through fully supported mini competitions and are divided into workstreams and postcode areas opening the door for SMEs and local contractors.
The DPS will allow R J O’Neill to access a wide range of projects in our defined regions across multiple sectors.
Heath House Contract Secured
R J O’Neill are experts in undertaking cladding remediation projects and bringing residential properties up to full compliance with the Building Safety Act. We have recently been appointed to complete our second project for Crest Nicholson at Heath House in Isleworth.
Heath House is a multi-use residential building containing 59 flats. The residences are spread over a block ranging from three to six storeys. Following an external survey the recommendation was given for ‘full removal of the current external wall insulation (EWI), remediation of the building and installation of a new EWI system with new fire components’.
Work will commence in March 2025 with a 35-week programme. The building will remain fully occupied throughout the works.
New Windows for One Leisure, St Ives
We are extremely pleased to have secured a contract with Huntingdonshire District Council to supply and install new triple glazed windows and a replacement fire door to the swimming pool area at One Leisure, St Ives. The works are scheduled for early February – completion photos to follow!
