Project Description
R J O’Neill has been appointed by Crest Nicholson to undertake a comprehensive programme of external wall remediation to three buildings in the Kaleidoscope complex in Cambridge – Aqua, Cyan and Orchid Tower. The project requires the careful removal of existing non-compliant external wall systems and their replacement with compliant A2-rated façade systems. The works also incorporate cavity barriers, fire stopping, balcony and balustrade upgrades and associated external elements.
With residents remaining in occupation throughout the works, the project requires a highly controlled approach to sequencing, access and communication.
A particularly challenging aspect of the project is the Cyan building, where the rear elevation directly interfaces with a live bus route and Network Rail railway infrastructure. A BAPA agreement has therefore been established to control the scaffold installation and methodology for this elevation.
Scope of Work:
– Removal of existing non-compliant façade systems
– Installation of new A2-rated insulated render systems
– Installation of new cavity barriers and fire stopping
– Window and façade interface works
– Replacement of timber cladding and associated elements
– Replacement of polycarbonate balustrades with steel systems
– Balcony and external element remediation
– BAPA-controlled works to Cyan rear elevation
All three buildings remain occupied throughout the works. R J O’Neill’s approach is centred on clear communication, safe segregation and minimising disruption to residents. Works are phased by building and elevation, with advance notifications and controls for noise, dust, cleanliness and working hours.
