R J O’Neill have been appointed by MTD Housing to undertake the external cladding remediation of Ashcombe House and Herbert House, two adjoining residential blocks in Wimbledon.
The project is being delivered on a constrained urban site, with both buildings backing directly onto Network Rail railway lines, creating significant logistical and access considerations for the works. For this reason the initial investigations and BAPA applications were carried out under a PCSA.
The project involves the comprehensive replacement of several existing external wall systems, including EPS render and window infill panels, together with the replacement of curtain walling infill panels and associated insulation. Both buildings remain fully occupied throughout the programme, requiring careful planning and coordination to maintain resident safety and minimise disruption.
Scope:
The works comprise the replacement of the existing EPS render with a new fully insulated, colour-matched render system, together with replacement of EPS window infill panels with insulated, non-combustible panels.
Existing curtain walling panels and insulation will be removed and replaced with solid A2-rated non-combustible panels. The roof-level lift motor room door will be replaced with an FD30 composite door, with associated works including the replacement and reinstatement of rainwater goods, meter cupboards and affected external services.
Rear elevation scaffold installation is being undertaken in line with an agreed BAPA, to ensure Network Rail requirements are being met. Upon completion an EWS1 assessment will be undertaken to confirm achievement of a minimum B1 rating.
Occupied Building Strategy:
Both buildings will remain fully occupied throughout the programme. Residents are receiving regular updates through letters, noticeboard notices and weekly email newsletters, supported by a dedicated project email address.
On-site resident drop-ins and Teams meetings provide opportunities to discuss progress, upcoming works and access requirements, with additional sessions arranged where required. This proactive approach ensures that we maintain clear communication and minimise disruption throughout the works.
