We are delighted to announce the successful handover of the Rosemary House development on Portsmouth Road, Esher, delivered for Southern Housing Group.
R J O’Neill Property Services Ltd was appointed to complete and deliver fire compliance works to Rosemary House following the insolvency of the original contractor. The project involved taking over a partially constructed residential development with an existing superstructure and incomplete internal works, requiring both completion and a comprehensive review to ensure full compliance with current fire safety regulations.
The development comprises an 11-unit residential building arranged over four storeys (G+3), together with ancillary facilities including cycle storage, bin storage, and a ground-level undercroft car park. The building also incorporates a protected stair core, dry riser firefighting provisions, and a combination of protected and unprotected flat entrance arrangements at ground floor level.
Although initially considered a straightforward completion project, early investigations uncovered significant deficiencies within the fire protection strategy, particularly surrounding structural fire protection and compartmentation. As a result, the project evolved into a complex programme of fire remediation, compliance engineering, and construction completion works.
Throughout the project, our team worked collaboratively to overcome technical, regulatory, and commercial challenges, ultimately delivering a compliant and successful outcome for Southern Housing Group and future residents.
